Maintenance traffic had degraded the existing system, with worn finishes and weak detailing creating water-ingress risk. Intrusive tender-stage surveys established the actual build-up.

Project overview
An 830m² live-site flat-roof replacement, thermally upgraded and rebuilt around rooftop plant, penetrations and parapet interfaces.
Technical delivery
Existing insulation was removed to the retained waterproofing layer before a fully bonded Bauderflex system with 220mm PIR was installed, achieving 0.11 W/m²K.
Live plant remained in place. New insulated upstands, parapets, copings, outlets and contrasting maintenance walkways were sequenced around services.
Performance outcome
Delivered within programme, the roof is robust, compliant and thermally upgraded, with improved drainage and safe access.
